I price a website as an all inclusive work in progress and they include these components:

The first is the Domain Name, www.WebsiteByGreg.com Purchased from a Domain Name Vendor for a period of one, or more years. Generally, the longer period, the lower per-year price.

2. Web space, is just space on a server computer where your site's files are located. I have a very reliable company I use for hosting my client accounts.

3. My Site Designes consist of unique and custom components. All graphics, and text are custom fitted to your application only. No "canned text" or generic photos. If you paint houses, I expect to either use pictures you supply, or I will take them myself. And I have some template sites available for Hidden Values Publishers.

4. Integrating the site design, and search engine marketing plan together, since they depend on one anther. I consider these very important, as they benefit the client the most because proper design and search maintenance actually bring new customers.

5. Tracking, and Tracking data analysis. Using data collected by tracking how individuals find a clients site, and using that information to improve on the site's position in search listings. This step is always an on going process.

I price a website based on the amount of time I put into the design, and my estimate on the time I will spend on search engine submission services, maintenance, and the assumption that there will be a number of updates to be made over the coming year at the request of my client, or by necessity based on tracking data.

With this in mind, I should say that I don't "do" cheep websites. There are lots of companies that provide templates, or build a site online services. My services are aimed more at online marketing of your business.

For comparison, This site: 9 pages, with all above mentioned components. I took 2 weeks to complete the design, and work monthly to keep it in the search engines. This site's approximate cost: $79./Month and have a minimum 1 year contract. Files would be licensed to the client for the term he/she choose to use my services. The actual site files remain the property of www.WebsiteByGreg.com. Prices will vary depending on function and complexity.
